SFML makes steel frame sleepout kitsets in New Zealand and delivers them free to your nearest Booths Logistics depot. Each kitset is the steel frame only, including wall frames and roof framing, so you add cladding, roofing, linings, windows and doors. Sizes run from 2.4 m x 3.6 m (8.64 m²) to 3 m x 10.8 m, and the range includes a larger accommodation unit and a garage and sleepout combo. Choose a DIY kitset or a pre-assembled frame. SFML’s steel frames carry a 50-year warranty. The warranty covers the steel frame and not ancillary items.
Sleepout kitset questions
Do I need a building consent for a sleepout?
Some single-storey detached sleepouts up to 30 m² can be built without a building consent, but only if they meet every condition of the exemption, including height and floor-level limits, distance from boundaries and other buildings, and how the frame is designed (for a kitset, the design must have been prepared or reviewed by a Chartered Professional Engineer). The exemption does not cover kitchen or bathroom facilities, and plumbing work still needs consent. Your district plan may also apply, so confirm with your council before you order. Can I live in it?
A sleepout is usually a bedroom or guest space. A building with a kitchen or bathroom is treated differently under the consent rules, so ask your council before you plan to live in it.
Should I choose a DIY kitset or a pre-assembled frame?
A DIY kitset arrives packed in bundles for you to assemble with instructions. A pre-assembled frame arrives already built. Pre-assembled is standard in the South Island, where we drive and drop it; the cost depends on distance and kitset size. North Island pre-assembled frames are possible but cost more, so we quote them as an estimate. See our process.
How does delivery work?
Delivery to your nearest Booths Logistics depot is free anywhere in New Zealand. You then arrange Booths to deliver to your site or collect it yourself. Dispatch takes about 14 days after you pay the deposit and approve the plans.
