The Accommodation Unit Steel Frame Kitset 3m x 10m A is a 30m² steel framing kit with wall frames, roof frames and site hardware supplied — a versatile footprint suited to worker accommodation, site offices, studios or small standalone living spaces, with three 2020mm door openings built into the layout.

This is a frame-only kitset: every wall and roof frame ships flat-packed and pre-cut to the dimensions in the plans. Insulation, lining, services and Building Code compliance for habitable use are the builder’s responsibility.

Site Suitability & Design Notes

This kitset is engineered for a Very High wind zone and a snow load of <1kPa (as per the BRANZ map and NASH SP2:2019) — you can supply your own alternative snow calculations if your site requires them. Confirm your own site’s wind and snow zone and ground conditions with our team before ordering.

Bracing design is excluded from this price but available for IBS Rigidrap-XT / GIB sheet bracing to walls and strap bracing to the roof — bracing products are supplied by others. Alternative bracing needs design by a structural engineer at additional cost. Foundation design (slab or timber joist) is by others, or by SFML on request, and is not included.

The 4.3° roof pitch is below the 8° minimum for typical corrugated roofing, so choose a roofing profile suited to low pitches — a trapezoid corrugated profile applies down to 3°. Confirm the profile and its fixing requirements with your roofing supplier.

All window and door opening sizes on the plans are frame opening sizes, and SFML supplies frame-to-frame connections only unless other arrangements are made. We can supply cladding and roofing at additional cost — enquire with our team. Through our in-house design team we can also handle your building consent documentation and amend existing plans to suit steel framing, and each frame can be customised to suit your use.

Frames are manufactured at our factory in Waimate for collection, or delivered free to your nearest Booths Logistics freight depot as a flat bundle pack for you to assemble on site. Pre-assembled frames are available at an additional freight cost, with frame-to-frame fixings provided. Freight costs are determined by your delivery location.
