The Garage and Sleepout Combo Steel Frame Kitset 6m x 18m B is a frame-only steel kitset: wall frames, webbed rafters and site-fixing ancillaries are supplied, with cladding, roofing, doors and windows available separately. At 6m x 18m (108m²) it combines a sleepout or office bay with two garage bays, each with a 4800mm wide door opening — a dual-purpose building, not a certified habitable dwelling.

It has two 4800mm wide x 2400mm high garage door openings, a 2420mm wide x 2150mm high door opening (west end), a 965mm wide x 2205mm high door opening (east end), a 1820mm x 1220mm window and a 620mm x 920mm window, plus two 885mm x 2045mm internal door openings. Design basis: Standard design suits wind zones up to High and snow loads up to 1.5 kPa (NASH Standard Part 2, 2019). Tell us your site’s wind and snow zones when you order and we’ll confirm the design suits your site, or adjust it. An engineer’s PS1 is not included; it is available at additional cost, or you can use your own engineer. Foundations and consent are by others.
Frames are manufactured to the dimensions in the plans and supplied as a flat bundle pack or pre-assembled. Garage doors, doors, windows, cladding, roofing, linings, floor frames and foundations are not included.

Site Suitability & Design Notes
Where full building consent plans have not been supplied, the client is to confirm all design parameters, so confirm your site’s wind, snow and ground conditions with our team before ordering. This kitset is engineered within the scope of NASH Standard Part 2:2019, referenced as an Acceptable Solution under New Zealand Building Code clauses B1 (Structure) and B2 (Durability), for sites up to High wind zone and up to 1.5kPa snow load — confirm your site falls within these limits before ordering.
No allowance is made for architectural design or detailing, and no engineer’s PS1 is included unless noted otherwise on your quote. Window and door opening sizes shown on plans are frame opening sizes. Whether your project needs building consent, and what a habitable sleepout must meet, depends on your site and council, so check with your local council before you build. Foundation design is not included — available by others, or by SFML on request.
Delivery & Installation
Lead time: Typically under 10 working days from order confirmation, if you approve plans and pay invoices promptly. Your quote confirms the timing for your order.
Delivery: Frames are made at our factory in Waimate and collected by Booths Logistics within 1 working day of your final payment. You can also collect from our Waimate factory.
- Flat pack: delivered free to your nearest Booths depot as a flat bundle pack for you to collect and assemble on site.
- Pre-assembled: ready to stand, with frame-to-frame fixings provided. Freight is extra and quoted for your address. South Island delivery is scheduled within 10 to 14 days of your second invoice.
- North Island: flat pack is delivered free to your nearest Booths depot. For assembled frames, please contact us before placing your order.
