It is priced from $2,746.27 incl GST for the steel frame kit. The SO-3×4-B has a 1820mm wide x 2120mm high opening in the south wall, stud heights from 2420mm to 2720mm, and is designed for wind zones up to High and snow loads of <1.5kPa under a 5.9° mono-pitch roof.

Construction Plans

The construction plans for the SO-3×4-B sleepout steel frame kitset show the wall and roof frame layouts, openings and dimensions, so you can check the frame against your site before you order. They are for the standard kitset and are not site-specific; building consent documentation is available through our design team on request.

Site Suitability & Design Notes

Where full building consent plans have not been supplied, the client is to confirm all design parameters, so confirm your site’s wind, snow and ground conditions with our team before ordering. Bracing design is excluded from the base kit; an add-on design for sheet bracing to the walls and strap bracing to the roof can be supplied, with the bracing products supplied by others.

At 5.9° the roof pitch is below the 8° minimum for typical corrugated roofing, so choose a trough/tray or trapezoid profile — NZBC E2 allows these down to 3°. The 600mm eave is formed by the side walls and roof continuing past the south wall; the south wall itself stands 600mm in from the open end. This kitset supplies the steel structure of a sleepout only: whether your project needs building consent, and what insulation, linings and weathertightness a habitable room must meet, depends on your site and council, so check with your local council before you build. All opening sizes on the plans are frame opening sizes, SFML supplies frame-to-frame connections only unless other arrangements are made, and there is no allowance for architectural design or detailing.

Engineering: An engineer’s PS1 is not included. It is available at additional cost on request, or you can use your own engineer.

Frequently Asked Questions

What size is the SO-3×4-B sleepout kitset?

The SO-3×4-B encloses 3.0m by 4.0m, a 12m² footprint, with a 600mm eave to the front taking the overall roofed footprint to 3.6m by 4.0m. Stud heights run from 2420mm up to 2720mm under a 5.9° mono-pitch roof.

What’s included in the kit?

The sleepout steel frame kitset 3m x 4m includes four wall frames, two roof frames (with the 600mm front eave), roof-to-wall brackets, a site kit of ancillaries (driver bits, gloves, grommets and assembly screws) and construction plans. Doors, windows, floor frames, cladding and roofing are not included, and bracing design is an add-on — see the What’s Included table above.

How does the eave work?

The two side walls and the roof carry 600mm past the south wall, giving a covered bay in front of the opening. The south wall stands 600mm in from the open end, so the eave is open at the front and sides are closed by the wall frames.

How big is the opening?

There is one opening in the south wall, 1820mm wide by 2120mm high. It is a frame opening size, and the door or glazing that fills it is supplied by others.

What wind and snow loads is it designed for?

The design is suitable up to High wind zone and snow loads of <1.5kPa. Confirm your site conditions with our team before ordering.

What roofing suits a 5.9° roof pitch?

A pitch below 8° is not suitable for typical corrugated profiles. NZBC E2 allows trough/tray or trapezoid profiles down to 3°, so choose one of those for this mono-pitch roof.

Are foundations or a floor included?

No. The SO-3×4-B is designed to sit on a slab or timber joist foundation designed by others, or by SFML on request, and neither the foundation nor a floor frame is included in the kit price.

Can you deliver the SO-3×4-B to my site?

Yes. Frames are made in Waimate and delivered free to your nearest Booths Logistics freight depot as a flat bundle pack, or collected from the factory. Pre-assembled frames are available at an additional freight cost.
